Why flat roofs leak

Older mineral-felt roofs harden and crack with age, and their weakest points are the seams, upstands and the joint where the roof meets a wall. Standing water — ponding — accelerates the failure because the covering never gets a chance to dry. A leak that shows up in the middle of a ceiling frequently starts at an edge detail metres away, which is why we always find the entry point before quoting.

Repair or replace?

If the covering is otherwise sound and the damage is localised, a targeted repair is good value. If the felt is brittle across the whole roof, or if it has already been patched repeatedly, a new EPDM or fibreglass covering usually costs less over its life and comes with a much longer service expectancy. How long does a flat roof last?
It depends entirely on the system and the quality of the installation. Older single-layer felt is the shortest-lived; modern EPDM rubber and fibreglass systems, correctly installed with proper falls and detailing, last considerably longer. We will tell you what you currently have and what to expect from the options we quote.
Can you repair a flat roof in winter?
Yes. Some materials need dry conditions to bond properly, so we may need to make the roof temporarily watertight first and complete the permanent repair when the weather allows. We will explain the plan before we start.
Do you insulate flat roofs?
We can discuss upgrading insulation as part of a full flat roof replacement, since that is the natural time to do it. Ask us about it when we quote.
