Older mineral-felt roofs harden and crack with age, and their weakest points are the seams, upstands and the joint where the roof meets a wall. Standing water — ponding — accelerates the failure because the covering never gets a chance to dry. A leak that shows up in the middle of a ceiling frequently starts at an edge detail metres away, which is why we always find the entry point before quoting.
If the covering is otherwise sound and the damage is localised, a targeted repair is good value. If the felt is brittle across the whole roof, or if it has already been patched repeatedly, a new EPDM or fibreglass covering usually costs less over its life and comes with a much longer service expectancy.
